Where roof problems end up

A roof leak usually shows up as damp.

Most people who ring us about a wet ceiling or a stained upstairs wall assume they've got a damp problem. Often they've got a roof problem that's producing damp — and treating the wall does nothing, because water keeps arriving from above.

Because we do both trades, we check the roof and the walls on the same visit. You get one answer about what's actually happening rather than two contractors blaming each other.

01 — Roofing

Flat roofing — torch-on, GRP & EPDM

Flat roofs are the bulk of our work. We strip the old covering back to the deck rather than laying over it, because covering up a rotten deck just hides the problem for a year or two. Anything soft or delaminated gets replaced, the falls get corrected so water actually drains, and insulation is brought up to current building regs before the new covering goes down.

Torch-on felt is the workhorse and what we fit most. GRP fibreglass gives a seamless finish with no joints at all. EPDM rubber suits larger spans and awkward shapes. We'll tell you at the survey which one makes sense for your roof, your budget and how long you plan to stay.

02 — Roofing

Pitched roofing — tile & slate

Tile, slate or concrete — repairs, partial strips and full re-roofs. Slipped tiles and failed mortar bedding are the usual call-outs, and both are straightforward. Where a roof has reached the end of its life we strip it, replace the battens and membrane, and re-cover with a dry ridge and verge system so there's no mortar left to crack and let water in.

Lead flashing around chimneys and abutments is where a lot of pitched roof leaks actually start, so we check it as standard rather than treating it as an extra.

03 — Roofing

Gutters, fascias & soffits

An overflowing gutter dumps water down the same stretch of wall every time it rains, and that shows up inside as a damp patch that no amount of plastering will fix. It's one of the most common causes of penetrating damp we see, and one of the cheapest to sort.

We replace gutters, fascias, soffits and downpipes, or clear and re-fall existing ones where they're sound. If we're on the roof anyway it's usually a small addition to the job.

04 — Roofing

Leaks & storm damage

Storm damage and active leaks get prioritised. We'd rather give you a straight answer about when we can get there than promise two hours and turn up tomorrow. If it's actively coming in we'll make it safe first and quote the permanent repair separately.

If you're claiming on insurance we'll photograph everything and write up what we found, which is usually what the insurer asks for.

We don't publish a price per square metre, because the number that matters is what's underneath the covering — and nobody knows that until it's opened up. What we do instead is survey it properly and give you one fixed figure before anything starts.

A single-storey extension roof is a different job to a three-storey terrace needing scaffold. Access is often the biggest single factor.

If the deck underneath is sound it stays. If it's rotten it gets replaced, and that's found at survey, not sprung on you halfway through.

Roofing questions we get every week

How long does a flat roof last?
It depends on the system and how well it was laid. A properly installed torch-on or GRP roof on a sound, well-insulated deck should give you decades rather than years. The ones that fail early almost always failed because someone laid a new covering over a wet or rotten deck instead of stripping it back.
Can you just patch it instead of replacing it?
Sometimes, and we'll say so if that's the honest answer. A single split or a failed lap on an otherwise sound roof is a repair. A roof that's blistered across the whole surface with water sitting on it is throwing good money after bad.
Which flat roof system is best?
There isn't one best system, which is why we fit several. Torch-on felt is proven and cost-effective. GRP fibreglass is seamless with no joints to fail. EPDM handles large spans well. The right answer depends on the roof size, the shape, the detailing around it and your budget — we'll explain the trade-offs at the survey.
Do I need scaffold, and is it included?
Most roof work above single storey needs it for safety and to comply with working-at-height rules. We arrange it and it's included in the fixed price rather than added afterwards.
My ceiling is stained — is that definitely the roof?
Not necessarily. It can be the roof, a blocked gutter, failed flashing around a chimney, or a plumbing leak. That's exactly what the free survey is for — we find the actual source rather than guessing, which is also why we look at the roof and the walls together.

What guarantee comes with a new roof?
